AURORA IS TAPPING INTO WATERFORD'S GROWTH
The Aurora Health Clinic has unveiled plans to construct a new clinic facility
slated to open in the spring of 2000. It will consolidate the two clinics in
Waterford and Wind Lake. The clinic will be located on the southwest
corner of Hwy 36 and Hwy 164 at the northerly part of Cornerstone
Crossing. First McDonald's came to town and now Aurora has decided
to invest here, too. There must be something good going on in Waterford!!
GOOD NEWS FOR TAXPAYERS IN THE WATERFORD HIGH SCHOOL DISTRICT
Holdover projects from the 1997 addition and renovation projects at Waterford Union
High School and the addition of six new teaching positions are contributing to a nearly
6% increase in the district's budget over last year. The Good News? Watch the
equalized valuation of the district. The growth in this area is expected to increase
the valuation of the area and will likely contribute to a stabilization of the tax bills,
despite the need for more money. That opinion is expressed by school and tax officials
from the area. We will have to wait until December to find out for sure, however.
Remember, just because expenses go up, taxes don't necessarily do the same.
YOUR REAL ESTATE AGENT AND LEGAL OR TAX MATTERS
The real estate agent, unless certified otherwise, is neither an accountant nor
an attorney. The agent can help to explain the contracts to you. To interpret
how those contracts affect you and the legalities of the contract verbiage, the
buyer and the seller is always advised to consult an attorney. The competent
Realtor should keep themselves educated regarding the contracts and how
to write them proficiently. The Realtor is responsible for drafting a contract
that will convey the wishes of the parties to the contract. It is always, however,
a good idea to use a clause that allows your attorney to review and approve
of the contracts, especially if there is anything out of the ordinary, beyond
the pre-printed language and the normal fill-in-the blanks.

REAL ESTATE IS ALIVE AND WELL!!
The real estate industry is doing quite well. Homes and
property is selling, in spite of the naysayers of the papers
and TV. Julie Kramer, loan officer at Firstar in Lake Geneva,
sent us the rates as of August 26, 1999: 7.75% with 0 points
for a 30 year fixed and 7.5% with 0 points for a 15 year fixed.
Greenspan's moves have not affected the real estate market
just yet. Remember, even if the rates go up the market is
exceptional. If we curb inflation the cost of other goods
will be held. A slight adjustment in home mortgage rates
will be more than offset in the stable consumer prices.
DID YOU KNOW???
Sturtevant and Waterford top the list for growth among
southeastern Wisconsin cities and villages. The Public
Policy Forum's annual study of government taxing and
spending in southeastern Wisconsin included all Racine
County cities and villages outside the City of Racine.
Sturtevant and Waterford not only led Racine County in
many areas, but also outpaced communities in Milwaukee,
Waukesha, Ozaukee and Washington counties. This information
was offered by the Milwaukee Journal Sentinel in their May 16,
1999 issue. The village of Waterford ranked first among Racine
County cities and villages in the 10-year percentage of growth in
four areas: equalized value of property; property value per capita;
residential property value; and commercial property value. The
upgrading of Highway 36 from a two-lane, rural highway to a four-
lane, divided highway keyed Waterford's growth, said Arnold
Clement, Racine County's development director. Some people
had been attracted to Waterford's rural, small-town atmosphere
and good schools, but with the highway expansion, the "best-kept
secret of quality areas have now been opened up, he said. The
recently completed 19-mile, $20 million widening project from
Burlington to Milwaukee also drew people who work in Milwaukee
since it cut down the commuting time from Waterford.
We love it in Waterford. The wonderful things that are happening
here are exciting.

I am having an open house at 504 S. Front St in Rochester this
Sunday. This is such a gorgeous home of about 2600 s.f. It has
6 bedrooms, 2 baths, nearly a ¾ acre lot and 3 car garage. It is a

and beautiful woodwork. Hardwood floors, too. Come to see or
