The Waterford Sanitary District
If you are thinking of moving to our community or are, perhaps, rather new, I thought you might like a little information about the sanitary district. Installation of sewers in the general area of the Fox River/Lake Tichigan communities has been an asset to this area. The water quality has improved and the property values have risen appreciably since the sewers became reality.

The District's sewer system became operational thirteen years ago, on August 1, 1988. At that time it served 1,100 customers. Today it serves over 1,722 homes and businesses. Several sewer extensions have been added over the years, primarily in new subdivisions. All of these extensions were added by developers or property owners at no cost to the District. This additional growth has been a prime factor in lowering the District's use fee charge rates. Initial rates were $85 per quarter and are now $66.00 per quarter. The monthly charge is based upon costs for operation and maintenance of the system, treatment costs paid to Western Racine County Sewerage District, and capital expenditures. Largely due to growth and responsible financial planning, the District is no longer in debt, which has been eliminated from the user charge.

If you have any questions contact the Sanitary District Office. It is located in the Town of Waterford Municipal building, 415 N. Milwaukee St. The office phone number is 262-534-4646. The office is open Monday through Friday, 8 am to 4 pm. There is an emergency number, too: 262-534-2031.

A PERSONAL THANK YOU
I want to thank everyone who has sent special notes of encouragement during the past 7 weeks. Your support and your prayers have made this difficult time much easier. Struggling with cancer is a real challenge but we are proceeding with a positive outlook and faith that we will have the strength to “keep plugging along.”

When Ivan's condition was discovered, we wrote in the newsletter how we had restructured our sales team's responsibilities. We want you to know that the plan has been an exceptional success. Since May 1 our team has posted 9 new listings, We have closed 12 unit transactions. 8 of those closed were our listings and 4 were our buyer-side sales. We dealt with 13 written offers and put 8 of those together. What an exceptional team I am blessed with!! They did the lion's share of the work in May while we kept connected by e-mail and phone. There aren't enough “wonderful-type” words to describe them and their dedication to excellence. I stepped back into the mainstream of the business activity by the end of May, working from my home office AND the main office. (Pam and Gwen were happy to give me back my pager!) Together we closed $2,592,000, we will close over $1,000,000 more by June 30……OVER our 30 month average of $1,000,000 per month!!

So, just in case you hear somebody say that we might not be giving 110% lately, tell them that you know differently!! J. We are dealing with a bump in the road, but it IS working! If the Good Lord is willing, the road will be long and fruitful with better times as the destination.

Singles make up 12% of the Home Buying Public
Agent's Selling Fees Don't Include the Same Features

SINGLES ARE AN IMPORTANT PART OF THE REAL ESTATE SCENE
According to a piece printed in this last week's Racine Journal Times and sponsored by the Racine Board of Realtors, 12% of America's homebuying consumers, according to a national survey, are single people. The survey covered about 300 marketing areas and interestingly enough, 71% of the single home buyers were more concerned about home affordability while 29% listed location as the most important consideration for purchasing a home for themselves. [The message is that home ownership can continue to have benefits that can save the homeowner thousands of dollars…….you can build equity and take advantage of tax laws.] MY NOTE: In our Waterford area, we see more and more singles buying homes. Interestingly, the singles are not necessarily looking for small homes that are in the lower price ranges. It wasn't long ago that I sold a $350,000 property to a single person. We see both men and women realizing that paying rent has few benefits that can match the benefits of home ownership. The mobility of renting has not kept up with the desire to enjoy equity build up as payments are made and the property value appreciates. Home buyers understand that paying rent provides the funds for the property owner to eventually own the property. In this area, where rents are typically in the $750-$1250 monthly range, you will likely be many dollars ahead by buying instead of renting. Allowable deductions available on taxes can justify a house payment that is higher than their rent payment. Deductible items have been reduced in number over the years, but, home ownership still remains as an excellent tax break.

THE REALTOR'S SELLING FEE INCLUDES……?
As you, or people you know, are considering the sale of real estate and are therefore, considering the best choice for a real estate agent, be sure to consider what you receive for the investment you plan to make.

In this era of increased and advanced technology, it is imperative that the real estate services for which you contract should include all of the mediums available to sell your property efficiently and for the best price. Years ago, when I worked for another company, the ad plan was “a three line ad once every three weeks.” If the agent wanted more, the agent had to pay for the extra out of their 50/50 share of the selling fee. That may have worked then, even though I discovered soon into my 23-year career that it didn't work for me. Today, marketing of real estate must include everything that is available, AND THEN SOME!

The common marketing plan is sometimes called the 4P Method: Place a sign, Put in MLS, Place an ad, Pray. That method sometimes works; works eventually keeping the property on the market longer than it should, or, it may not work at all. The intricate nature of today's real estate market and the well-informed buyer makes the full use of yesterday's wisdom, today's proven methods and tomorrow's advances absolutely necessary. When you are choosing a professional to work with, consider your choices wisely. If you are paying for a “full-fee” Realtor, be sure that you are getting full measure for your investment. If you decide to choose a bargain-broker, understand that you will not receive the full measure of marketing tools that are available nor should you expect the full service treatment. When an agent is willing to lower their regular fee to get your listing, consider what they will be leaving out of their regular market and service plan. Any time you enter into a contract for a service, the person you are hiring is charging fees equal to their perception of the value of their services. A beginning hair dresser charges less than a veteran with years of experience. The new doctor, just out of school, charges less than the specialist with a track record of success. The plumber charges according to their skills. So, too, the real estate professional charges according to their business plan, their experience level and their success history. An ineffective “4P Method” could cost you valuable days on the market and could significantly diminish your bottom line.

Most, however, do. And many of our buyers are extremely advanced in the new technologies and use those methods as their primary source for their home-buying process.
