Whether a seller, buyer or a homeowner who loves your home and has no plans to leave; home maintenance is of special importance to you.

The present and future stability of your investment is at stake. An investment of $100,000 - $200,000 in the stock market is expected to grow in value. You would be "unhappy" at the very least, if your stock portfolio suddenly declined in value. A poorly maintained home will cost you a great deal of money as well.

Home Inspectors state that 80% of negative items they find during inspection are maintenance related items. Ameri Spec Home Inspectors Service offer these seasonal suggestions to help keep homes in good working order, year after year.

WINTER

FOUNDATION - MASONRY - EXTERIOR
· Check basement and crawl space for moisture or leakage after wet weather.

HEATING AND COOLING
· Clean or change furnace filters.
· Keep area clean around heating and cooling equipment.
· Have system serviced annually.

INTERIOR
· Check ceiling and surfaces around windows for evidence of moisture during wet weather.
· Check ceiling areas beneath bathrooms for leakage.
· Check all stairs and railings for any loose sections.
· Test all smoke alarms periodically per manufacturer's instructions.
· Check all fire and safety systems regularly.
· Know the location of all gas shut-off valves.
· Check all tile joints for adequate grout.
· Check caulking around showers, bathtubs, sinks and toilet base.

SPRING

FOUNDATION - MASONRY - EXTERIOR
· Check foundation walls, floors, concrete, and masonry for cracking, heaving or deterioration.
· Check all wood surfaces for weathering and paint failure.
· Check all decks, patios, porches, stairs and railings for loose members and deterioration.
· Check foundation and attic vent screens for damage.
· Cut back and trim all vegetation from structures.

ROOFS
· Check for any missing, loose or damage shingles.
· Check for open seams, blister or bald areas on flat roofs.
· Check antenna supports for possible leak source.
· Check all trim for deterioration and damage.

PLUMBING
· Check lawn sprinkler system for leaky valves and exposed wires.
· Have well water checked for safety.

FALL

FOUNDATION - MASONRY - EXTERIOR
· Check chimneys for loose, deteriorated, or missing mortar.
· Check grading for proper slope away from foundation walls.

ROOFS
· Check flashing around all surface projections and sidewalls.
· Clean gutters, strainers, and downspouts. Make sure downspouts divert water away from foundations walls.
· Check for any evidence of water penetration in attic and ceilings after wet weather.
· Trim back all tree limbs and vegetation away from roof.

DOORS AND WINDOWS
· Check for loose or missing glazing putty.
· Check caulking for deterioration.
· Check weather-stripping.

HEATING AND COOLING
· Lubricate fan and motor bearings.
· Check fan belt tension.
· For steam system, check shut-off valve for leaks and drain low water cut-off per manufacturer's instruction.
· Check water heater for leaks and corrosion.

SUMMER

PLUMBING
· Check all faucets, hose bibs, and supply valves for leakage.
· Check for evidence of leaks around and under sinks, showers, toilets, and tubs.
· Have the septic tank cleaned every two (2) years.
· Know the location of the main water shut-off valve.

ELECTRICAL
· Periodically check for exposed wiring and cable. Replace at first sign of wear or damage.
· Check all lamp cords, extension cords and plugs for damage and wear. Replace as necessary.
· Trip circuit breakers and ground fault interrupters to insure proper function every 3 months.
· Learn location of electrical service panels and label each circuit.
· If fuses blow, circuit breakers trip frequently, or any appliance sparks or shorts out, contact a licensed electrician for repairs.
