WHAT A ROLLER COASTER MARCH HAS BEEN!!!
The real estate market is exceptional. As a result, I have not been able to get the newsletter out like I like to do. Here is what we are going to do for the time being: We will send out the attachments that you are accustomed to getting, whether or not I have time to write an informative article. Many of our readers are depending on these Multiple Listing Updates. We will send out the MLS updates every Tuesday Morning, beginning now…except you are getting the first one on Wednesday. If we feel that a lot of properties have come on the market in between the Tuesdays, we will send another one out toward the end of the week. That way those of you who are watching closely can get the advantage of the properties as they appear.

I am away for a wedding in California for a few days. Pam and Gwen will be covering for me in their usual, very able fashion. We also have a couple of my colleagues available to help out as the need arises.

REMEMBER: If you see anything on the short print that looks good to you, e' back and we will get the full info out to you by return e-mail.

WE'RE DOING WHAT WE CAN TO “Turn Your Dreams to Realty.”

AT THE TOP OF THE HEAP
this week is the 5th Annual Home & Commerce Show. It will be held Saturday, April 8 from 9 am to 4 pm at the Evergreen Elementary School at the west edge of the village of Waterford. Guess who the General Chairperson is????

If you are within driving distance of Waterford, we surely hope that you will attend. We have 97 exhibitors scheduled to date and a full day of exceptional entertainment. There is even a food court with nine of the area restaurants and delicatessens joining together to offer a variety of culinary treats. You will meet Melinda Myers, the WTMJ Garden Lady, His Own Praise Band, the Angelcare K-9 Pedets (a canine drill team), Merry Mary and her Fuzzy Friends and so much more. Bring a friend, bring lots of friends, bring the family, bring your neighbors. We hope that about 3,000 or more people will join us for the day.

WHEN YOU BUY A NEW HOME
Nick Harder of the Orange Register cautions that you do the walk- thru with diligence to avoid future problems. The builder's representative should take plenty of time with you and explain the basics of how the house works. Here are a few suggestions:
Take a note pad or tape recorder so that you don't forget things later that may not be written down or provided for you.
Don't be afraid to ask questions. It IS your money.
Ask questions only on the subject or the room that you are with at the moment. Don't get ahead or off the track.
You should be concentrating on one subject/room at a time.
Don't expect the house to be perfect. It would be a miracle.
Expect that small things will have to be corrected.
Make sure the rep turns on faucets, the heating and cooling systems, lights and fans.
Flush the toilets to be sure they work properly.
If you think there is a problem, don't sign off on ANYTHING unless your objection is noted in writing on the form.
If the walk-thru person says there will be delays if you don't sign off, weigh the importance of the item in question.
If the rep says, “the problem is covered in the warranty” ask to see a copy and have them point out the place that deals with it.
Be sure you know whom to contact for follow up and be sure you have all of the warranties that go with the house.
