MULTIPLE OFFERS ARE COMMON IN TODAY'S MARKET
In this red-hot market, multiple offers are the norm in many areas. Buyers often find themselves in multiple-offer competition when the home that they have chosen is in high demand. Keep in mind that there is more to an offer than the price. A well qualified buyer can be the successful bidder against buyers who offer to pay more, but who are only marginally qualified. To give yourself an edge, get pre-approved for the loan you will need to complete the purchase. Pre-approval requires you actually apply for a loan. It is more work than pre-qualification, but it's also more valuable.

Being a back-up buyer isn't always bad. Sometimes, in the flurry of the offer process, buyers have been known to make irrational decisions. A number of multiple offer transactions fall apart because of second thoughts or “cold feet.” If you are a back-up offer, know where you sit in the scheme of things. Be sure to read the back-up position clause carefully to make sure that you understand what conditions apply. Some clauses permit the sellers to negotiate freely with the buyers in first position before canceling the contract. Back-up buyers may be upset to find the sellers renegotiated their contract with the primary buyers in order to reach a satisfactory compromise without giving the back-up buyers a chance to buy the home. The secondary offer clause in WB-13 states that there can be any number of back-up/secondary offers. They are in no specific order and that the seller is not obligated to elevate any particular secondary offer to primary position.

Don't give the seller an ultimatum if you don't mean it. You may want to buy a home at the lowest possible price. The seller wants to sell for the highest price. You should not convey to the seller that you “won't pay a penny more” if it isn't true. In a multiple-offer situation, the seller might counter another buyer, rather than you, if they think that you wouldn't be receptive to a counter offer.

If you are interested in a home that you expect to be popular, don't write an offer with the expectation of receiving a counter. If other offers arrive at about the same time as yours, you may never get a chance to respond with a higher offer. One of the saddest things that can be heard from a buyer who loses the home of their choice is, “But, I would have paid full price!” In a hot market, it is entirely possible that you will have to pay over asking. Forget the idea that “nobody ever pays asking.” Sale prices are often over asking. If you want a home, don't quibble over a small amount of money for an obsolete principle.

And, the cleaner your contract the better your chance to negotiate a better price. A clean contract and a pre-approved buyer is often the declared “winner.” (This article is paraphrased from an article from Inman.com.)

The Waterford Union High School will soon be expanded. Voters approved a $9.65 million building referendum on Tuesday. The measure will add 68 cents in taxes per $1,000 in assessed property value. The current district mill rate is $4.23 per $1,000. The expansion will get under way soon with completion slated for 2002, “weather permitting and no surprises.” The newly approved expansion and renovation will involve 266,000 square feet, designed to add space for about 400 more students and major amenities and modernization, such as a performance center and new technical education facilities. The plan calls for 63,900 square feet of new construction, 33,500 square feet in renovation work at the current building, and 31,800 square feet that will come from connecting to Maple View Elementary School, east of the high school building. The high school district is paying the Waterford Graded School District $150,000 for Maple View and its three-acre tract, which will be abandoned once the new Woodfield and Trailside elementary schools are completed and operational in the summer of 2001. Under the terms of the sales agreement, the graded school district will be allowed to share use of some facilities in the high school, notably the performance center……..School Board members sought the referendum to address rapidly increasing district enrollment, which has been averaging about 50 new students a year. The school's current capacity is 1,000, and enrollment stands at about 960. The new school will have room for about 1,400 and will also be designed to accommodate future expansion.
