THINKING OF BUYING A HOME?
Can you answer "yes" to the following questions:
Do you have a steady, reliable income? Do you have a good
record of paying your bills? Do you have money saved up for
a down payment? Do you have the ability to pay the monthly
mortgage payment and the taxes, etc.? Do you know how much
you can afford? Do you know your debt-to-income ratios?
There are a lot of rules to be aware of. But, every rule is made
to be broken. Lenders to do not always adhere strictly to the rules.
Because Mortgage lending is a competitive market, if one lender
can't help you it is likely that another can. Go to my web site
http://www.vernacker.com and to the Buyer's guide for a great
deal of information regarding the lending and the qualification
process. Some of the area's best loan officers can be found on
my web site, too.
You should get your credit score in order, too. It has been
discovered that there is a definite relationship between credit
scores and mortgage delinquencies. Therefore, most lenders
will figure credit scoring into the application process. Some
credit score resources available online include:
www.creditscoring.com – an online resource guide to credit scoring agencies and businesses.
www.knowyourscore.com – a free service that will retrieve your credit score for you.
www.fairisaac.com – the Company that combines reports into one FICO score.
www.iCreditscore.com – online credit reports, fee for service.
THREE CRDIT REPORTING AGENCIES:
www.Experian.com
www.equifax.com
www.transunion.com
Let me know if any of these links don't work. I will see if I can
help with the more complete http.
This information was taken from the Inman newsletter. The full

UNDERGROUND STORAGE TANK UPDATE!!!!!
In-use residential underground storage tanks are now
exempt from state tank testing regulations!
Jacobus Quickflash Heating & Cooling Services, www.quickflash.com –
provides this information in a letter dated October 29, 1999:
"Thanks to an amendment to the recently-passed state budget,
residential underground tanks that are 1,100 gallons or less no
longer have to comply with testing requirements that were slated
to take effect in 2001. This applies to nearly all residential
underground tanks. Here is a summary:
In-use residential underground storage tanks less than
1,100 gallons are completely exempt from state testing
regulations.
There are no state regulations that require in-use
underground tanks to be removed.
If an underground tank is taken out of use, the tank must
be removed within 12 months. Therefore, a homeowner
that converts to gas could subject that homeowner to
thousands of dollars in tank removal costs.
Basement storage tanks are, and always have been,
completely exempt from all regulations."

of the size of our current inventory. Bear with us. We will
let you know as properties are loaded with the new "Virtual Realty" tours.
