I recommend that a warranty be included in the transaction, especially if there are mechanicals that are out of warranty time. For the agent, nothing is nicer than finding out, by mail from the warranty company, that work was completed and paid for and the buyer has received benefit from the warranty. And, how happy one of our sellers was when, during their listing period, their furnace died. They got a new one for the cost of the warranty and the deductible.
